N2 - The fluctuation of house price in a region is affected by the local government debt and local land rent, which produces the spillover effect of house price. In this paper, three provincial cities in Jiangsu, Zhejiang, and Shanghai are taken as the representatives, and the data from 2009 to 2019 is taken as the samples, and the spatial distribution pattern and evolution trend of housing prices in Jiangsu, Zhejiang, and Shanghai are analyzed by using exploratory spatial data analysis (ESDA). After that, we use the SAR, SEM, and SDM model to analyze the influencing factors of housing price change in Jiangsu, Zhejiang, and Shanghai, and study the spillover effect of housing price according to the geographical factors and economic factors. Finally, it analyzes the spillover effect and the difference and comparison of influence of local government debt, local land rent on housing prices. Furthermore, we could predict whether other real estate types, such as commercial and residential house, will have the same situation.
